Some tips before you start your Basement project.

Planning your space

How much space do you want to create in your basement? Have a think about what rooms/space you want, such as living space, toilet, utility or boiler room, gym, entertainment room or even a swimming pool. Your basement could have its own separate entrance.

Talk with your neighbours

Before you progress too far with design, planning etc, speak with your neighbours and tell them you're thinking about a basement - the more notice they have, the smoother the process should be. We will also introduce ourselves and share information about the Considerate Constructors Scheme.

Budget

Speak to a basement contractor to get an estimate - the more information you can provide, the more accurate it will be. Allow a contingency for any changes you may make between now and starting together with the potential for issues in the ground eg unexpected groundwater or concrete.

Find an architect

Speak to an architect/designer (preferably with basement experience) about some initial layouts and give feedback. We can recommend ones that we have worked with.

Planning application

Depending on which area you live in, this stage can involve a lot of work. Councils like to see that you’ve engaged with neighbours, have a draft traffic management plan or construction management plan (depending on area), construction method statement or Basement Impact Assessment. We always recommend allowing 6 months for the planning and design stage.

Timetable

Work out when you wish to commence works and work back to allow time for planning, detailed design, engineering and party wall awards. Upon appointment we can provide detailed programmes showing the points when any decisions need to be made.

Party wall awards

Allow plenty of time for these to be completed - more often these days, a specific temporary works design will be required and your neighbour's surveyor may appoint a checking engineer.

Contract, insurance and references

Now is the time to obtan final quotes for the shell or full build but make sure its clear what is required and what's included. Our quotes are comprehensive and include everything we believe is required based on our experience. Make sure your insurer is aware of your plans, some forms may require completion, which we are happy to help with. Lastly, get references on your chosen contractor and ideally speak with former clients and see some of their previous work.
