Frequently Asked Questions

  • What are your business hours?

Our sites normally work from Monday to Friday 8am-6pm. Most councils do not allow basement work to be carried out at the weekend.

  • What insurances do you have?

Please ask for a copy of our insurance verification which includes Contractors All Risk, Employers, Public/Product Liability and Professional Indemnity. Make sure your own household insurance company is aware of the works and that existing structures and contents are covered throughout the works. We can help with any questionnaire or forms they may require to be completed.

  • Do I need any other insurances?

Please ask us about non-negligence insurance (also known as 6.5.1 insurance) and insurance backed guarantees - both available at extra cost.

  • What contract do you use?

We have our own version of the JCT Minor Works Contract but are also happy to use one of the industry standard JCT forms.

  • What Health and Safety procedures do you have in place?

Our experience will ensure your project complies with all relevant health and safety plans. This starts from carefully considering the project at an early stage by means of a Construction Phase Plan in accordance with the latest CDM regulations. All of our projects are visited monthly by an independent health and safety consultant.

All of our foremen hold the SMSTS qualification and all of our sites have trained first aiders. Onsite, all staff are fully trained to operate relevant machinery safely and understand the specific safety requirements of a subterranean construction site. SAB Projects ensures that all sites are managed safely according to the Health and Safety at Work Act 1974, the Management of Health and Safety at Work (Amendment) Regulations 2006  and the The Construction (Design and Management) Regulations 2015.

  • Are you registered with Considerate Constructors Scheme?

We are proud to be registered with the Considerate Constructors Scheme. Basement work can be disruptive but we work with local residents and businesses to avoid issues. We do this by maintaining contact with local residents before and during the project and post newsletters on all of our sites.

SAB Projects have received awards from the Considerate Constructors Scheme in 2018 and 2019.

  • What do I receive at completion of the project?

At completion of all basements projects, we will provide a membrane guarantee, installation guarantee (as approved installers – this can be further supported by insurance cover if required –please note that the period of guarantee is normally up to 10 years and there is a small premium required for this facility), building regulations certificate, practical completion certificate, together with a photographic record of the project.

  • Can you help discharge planning conditions?

Yes, we are often asked to help with some of the planning conditions in certain boroughs of London relating to traffic management plans, construction management and Considerate Constructors amongst others.

  • How do you deal with complaints that I may have?

All complaints are taken seriously and dealt with immediately by a Director. We aim to resolve any complaints within 24 hours. For a copy of our complaints policy, please email us.

  • Apart from a complaints policy, what other policies does your company operate with?

We would be pleased to share with you the following policies we work to: (i) Equality, Diversity and Inclusion, (ii) Noise, Dust and Vibration Mitigation (iii) Carbon Management (iv) Asbestos Management (v) Environmental (vi) Green Purchasing (vii) Mental Health, (viii) Corporate Social Responsibility & (ix) Promoting Construction.
