The Steps Involved In A Basement Conversion
Cost Plan – Once you have decided on getting a basement or other work undertaken to your property, it is a good idea to get a cost plan from a contractor to ensure the cost is in line with your budget.
Plans and planning permission – At this stage, an architect can then draw up some plans for your scheme with a view to securing planning permission.
Careful attention must be made to any conditions imposed by the planning authority which need to be discharged prior to the commencement of the project.
Engineering – Depending on your timetable, we recommend engaging an engineer to undertake the permanent structural design, once planning is in place.
We will also require a temporary work design (covering the support required during excavation) but include this within our costings.
Party Wall Awards – It may also be prudent to commence party wall proceedings as this can take up to 3 months depending on the number of awards required and any complexities of the project.
Final costs – once all of the above is in place a final cost can be provided and contract terms agreed
Start on site – During the work, we will provide a fortnightly update on progress and a photographic record of work.

Whilst some councils are making it more difficult to obtain planning consent for a basement, our in-depth knowledge of the planning policy and requirements will help you and your architect get planning the first time.
We understand which councils want supplementary reports to go with drawings for planning applications and we can help with the preparation of these including Construction Traffic Management Plans, Construction Management Plans, Construction Method Statements & Basement Impact Assessments.

Building regulations – we can take care of this as part of our service providing the certificate at the completion of the project

Sometimes our clients are looking for a basement and then decide to refurbish part or all of the house whilst the basement works are being undertaken.
